The Yarm Road project is an exciting plan to convert a commercial premise into a mix of modern apartments and retail units. The plans include adding an additional story to the property which will be transformed into eight new apartments.
Embarking on a journey to revitalize a prominent location on Linthorpe Road, Middlesbrough, our recent project represents a collaborative effort with the Local Planning Authority (LPA) to envision and propose a transformative development. Although the initial application was withdrawn due to unforeseen circumstances, the process and outcomes exemplify our dedication to navigating complex planning landscapes and our ability to create innovative spaces. - Development Type: 3-storey new build
- Usage: 12 student flats on upper floors, 6 retail units on the ground floor
- Site Location: Western side of Linthorpe Road, Middlesbrough, between Clive Road and St Barnabus Road
- Previous Site History: Once the site of the Sacred Heart Parochial Hall, the community center was demolished in 2018, having been vacant and in disrepair for years.
Undertaking the task of securing planning approval for this mixed-use development was no small feat. Collaborating closely with the Local Planning Authority, our team navigated through the intricacies of the planning process to ensure the proposal aligned with both regulatory requirements and the vision for urban development in the area.
Despite the challenges, the LPA recognised the merit of the proposal and was inclined to recommend it for approval, marking a significant achievement in our collaborative efforts.
Our proposal aimed to breathe new life into a vacant space that once housed a community hub. The envisioned 3-storey building sought to harmoniously blend student accommodation with retail spaces, fostering a vibrant and integrated urban environment. The development, had it proceeded, would have not only provided modern living solutions but also contributed to the revitalisation of Linthorpe Road.

A double garage with porch area allowed for tidy parking. Easy access to the A19 was one of the features of this property, which sits on the edge of Teeside. The front of the living area of the house had a matching porch to the garage, providing a pleasing feeling of balance. The design of the house both inside and out was contemporary.
